Are YOU the major blockage stopping you from finding your dream property?

The real estate industry can sometimes feel like an ungoverned town in the wild west with people roaming around doing as they please. No matter how much research you do and data you analyse, it seems that you’re always playing by someone else's rules, and at times, like there are no rules at all!


Feeling apprehensive about the buying process is not uncommon, especially when the market is red hot. I’ve seen time and time again how this apprehension, coupled with a dose of frustration, leaves people sitting on the sidelines waiting for the tide to turn in their favour. 


Unfortunately, that’s not how the market works. 


Your mindset is the most powerful tool you have when looking to buy a property, and it’s often the thing that holds people back. Yes, house prices are crazy right now, but that won’t change anytime soon. So, waiting a year for things to change before you make a decision will only delay your search by a year. And likely see prices rise even further. 


If you want to buy a property, you need to get involved or simply move on because the market will roll on, with or without you. 


The first step to adjusting your mindset is to be realistic. It’s very likely that your dream property on the perfect street that comes in at or under your budget simply does not exist. While you continue to search for that mythical home, you’ll miss plenty of other hidden gems. 


When you begin to assess and accept the market for what it is, you can formulate a realistic plan and adjust your property goals to suit. 


I recently helped a couple secure a property after a year of umming and ahhing. They’d been sending me listings of homes they loved, but they were never going to buy  at auction within their budget. It took a big reality check to shift their search and play to the reality of the market. When they allowed me to take the reins, we found a great property that checked most of their boxes and didn’t have any red flags.


Secondly, stop blaming the vendor agents for your search woes. I’m very familiar with the frustration of dealing with an agent who seems to hold all of the power. However, you need the vendor agents on your side and taking out your frustrations on them will only exclude you from the market further. 


Finally, remove emotion as much as possible. Yes, it’s a tricky thing to do when you’re dealing with the highs and lows of the market and dreaming of finding the perfect property.
