Four reasons why we can’t work with you

Don't get me wrong, we love working with buyers from all walks of life and helping them make the best decisions around purchasing. However, a few things make a Buyer’s Agent’s life difficult, which can lead to a lesser experience for everyone.

So, before you get in touch, have a quick read of this blog to see how ready you are to engage a Buyer’s Agent, and then we can have a chat about how to work together in the most productive way possible. 


YOU WANT US TO HELP YOU BUY OUT OF OUR AREA

One of the major benefits of using a Buyer's Agent is that they know their local market exceptionally well. Markets vary wildly from suburb to suburb, and while we know a lot about what works and what doesn't when it comes to property, local knowledge is gold. Why did this home sell for so much more than that house down the road? Maybe it's in a different school catchment area. It may be that that other house is on a local rat run that every local uses to get to the shops quicker. Or perhaps the local kids hang out nearby after midnight. 

It's this sort of detail that you only know if you live and breathe the local area. So, if you take us out of the Eastern Suburbs and Inner West, we might not be the best fit for your search. Unfortunately, there are Buyer's Agents that claim to work all over Sydney or even Australia.  You'd have to question how good their advice is going to be. 


YOU DON’T HAVE PRE-APPROVAL

Our relationships with the Real Estate Agents are built on trust, and one of the big ones is that they trust us not to waste their time. If they get a call from us saying we have a client that's ready to go, it literally means they are ready to buy right now – not that they like the look of the property and will get their finances sorted if their offer is accepted. 

So, please speak to your bank or broker, know what you can afford and get confirmation that they are prepared to loan you the money.  You'll also need to enlist the help of a conveyancer or a solicitor who will be ready to review the contract at the drop of a hat. 


YOU DON’T SEE EYE-TO-EYE WITH YOUR PARTNER 

Things can get tricky If you’re buying with your partner and you're not (mostly) on the same page. We will always try to find common ground to work from, but we are not relationship counselors! We have had people come to us, and they were so wildly apart it wasn’t funny. One wanted a townhouse in the Inner West, and the other one wanted a farm pretty much. Well, not entirely, but they were so far apart that we couldn't work with them. 

Embarking on a property search is a big commitment, and we all need to be rowing in the same direction. One of the parties called us a week later and asked for help in convincing their partner. No thank you!


YOU WON’T LISTEN TO OUR ADVICE

Of course, we don’t expect you to agree with everything we say, but you ultimately pay us for our experience and knowledge. We want you to learn about the property market on our journey, which only happens if you trust our expertise. You pay to go to the dentist because they've been to university and know how to extract a tooth. Well, we know how to take away your property pain! 

We want you to get the best possible outcome and make the best decisions, so if people doubt what we bring to the table, then a Buyer’s Agent service may not be for them. For example, some people come to us and say, 'I only want to buy off-market'. Yes, we can bring you off-market opportunities, but with us, you get access to 100% of the market, which gives you more choices. It's a bit like walking into a clothes shop and saying, 'Only show me what's in the stockroom, please’.
