This service works if you have already identified the property you want to purchase but need help securing it. As well as the obvious time savings, you get the benefit of our experience, market knowledge and negotiation skills. This service is broken down into two stages, and best results are achieved by getting us involved as soon as you find the perfect property.
Evaluation
We will communicate with the selling agent on your behalf and seek to attain as much “inside information” as possible regarding vendor motivation, competitive activity, etc. We will then inspect and evaluate the property and conduct a comprehensive analysis on pricing and capital growth potential based on comparable properties, competitive interest and current market conditions.
We then advise on pricing and propose a buying strategy that will give you the best chance of securing the property at the right price.
Negotiation
If you want to proceed with the property after receiving the above information then we will assist you with co-ordinating building & pest/strata inspections and conveyancing as necessary. We will provide you with a comprehensive commentary on the strata report/ building & pest reports.
We will also conduct local development checks, advise on zoning, aircraft noise, school catchment areas and research specific areas of concern in the street or neighbourhood. We then provide guidance on how to apply the information gleaned during the due diligence phase to be best used to adjust the buying strategy, and if necessary give advice on how best to deal with competitive situations.
We then bid at auction and/or negotiate the purchase on your behalf.
